Guildbourne Centre in Worthing listed for sale for £1.5 million

The Guildbourne Centre in Worthing has been listed for sale for £1.5 million as part of a long leasehold investment opportunity. The site, located off Ann Street and Chatsworth Road, is being marketed by Savills and includes a shopping centre, a six-storey office building and residential accommodation which has already been sold off.

The Guildbourne Centre is Worthing’s only indoor shopping centre and includes approximately 20 ground-floor retail units arranged around an enclosed mall. It includes a mixture of local and service-led businesses and is described as one of the town’s principal retail and office complexes by scale. Current leaseholders include B&M Retail and Pembroke Financial Services, with no indication that existing leases would be affected by the sale.

The property spans more than 130,000 square feet and currently generates an annual rental income of £738,365. It also includes 33,912 square feet of vacant accommodation which could provide opportunities for future reletting. The office block above the retail units has independent access and was previously occupied by a single major tenant. The property is scheduled to be auctioned by Savills on July 14, 2026.
